What’s this all about?

You’ve probably heard:
At the end of January 2023 hundreds of musicians will be displaced from their rehearsal spaces at 155 North Beacon St. in Allston. The Art Stays Here Coalition has found a temporary building at 55 Morrissey Blvd. in Dorchester and The Record Co. is partnering with them to provide displaced musicians with safe, welcoming, affordable monthly rehearsal spaces for up to 2 years.

Who is The Record Co.?

The Record Co. (TRC) is a 501c3 nonprofit organization that has been supporting music makers in Boston for the last 12 years. TRC is like a community center, but instead of a pool we operate a bunch of super affordable recording and rehearsal studios. Our mission is to remove the technical and social barriers between music makers and their creative visions. This rapid intervention to provide temporary space for displaced musicians is exactly the kind of community service work we exist to do. Meet our staff and board here.

FAQ

So there’s a new building? Is it nice? Where is it?

Yes, yes, and Dorchester. The Art Stays Here Coalition has found a building which, thanks to the efforts of the Coalition and the generosity of the building’s owner, will be available to Boston musicians for up to the next 2 years. The Record Co., in keeping with our nonprofit mission, is partnering with the Coalition and the building owner to operate the temporary space.

 

The building was recently occupied as offices and radio stations and has all the infrastructure and comforts that musicians deserve: good HVAC, lots of power, code-compliant bathrooms, secure locks, and more. The building is located at 55 Morrissey Blvd. in the Dorchester neighborhood of Boston. It has 100+ dedicated off-street parking spaces, is accessible directly off of I-93, and is steps from JFK/UMass on the MBTA red line (not to mention a Star Market for all your chicken tender needs…)

I’m in. How do I get a room?

Review the room sizes and rental rates and then submit an application for the waitlist here. For those of you that intend to share with other groups: please only submit one application per room.

Are there rules?

Yes. Your room license agreement will include a full listing of rules and expectations. Here are some examples of our expectations and you can read the full license agreement with rules here:

    • Hours of Operation: 8am-2am, 7 days per week. With advance notice, security staff will be made available to provide brief access between 2am and 8am to remove and/or return personal property only.
    • No smoking, vaping, aerosols, fog machines or any smoke or haze producing devices of any kind shall be permitted inside the building.
    • No parties. Work here, party elsewhere. If you’d like to plan a social event just contact us! We’ll plan it with you or can host it over at our 960 Mass Ave. facility nearby.
    • Be respectful of the space, staff and your fellow occupants. Harassment, violence, threatening or unsafe language and/or behavior of any kind is not allowed.
    • No storing, use, disposal, generation, or transport to/from of controlled substances (including cannabis-related products) in any area of the building or parking areas outside the building at any time.
    • You are not permitted to self-modify your room in any way (including but not limited to painting, adding built-in furnishings, changing locks, removing ceiling tiles). Reasonable modification requests (e.g.: hanging a shelf, applying a vinyl wall application, painting an accent wall your favorite color) may be submitted to management for review and approval.
    • All non-musical electrical appliances (e.g.: a mini fridge) must be reviewed and approved by Record Co. management before they can be brought into the Building.
    • Space heaters and/or air conditioning units are never permitted anywhere in the Building. If you’re too hot/cold, please submit a maintenance request and we’ll work quickly with you to help find a solution. The building is temperature controlled!
    • The kitchen, lounges, corridors and all common spaces are subject to “campground rules”. Show your appreciation for the building and your fellow tenants and leave them in better condition than you found them.

Will I have to sign a “lease“?

We’ll ask you to sign a “license agreement” for your room. A license is shorter and more straightforward than a lease, but it still provides rights that are important to you: access to a clean, safe, heated room, professional building management and maintenance, and more; all in exchange for your monthly license “rent” payment.
